OnTrack Complete

OnTrack is pleased to announce our new OnTrack Complete Release Tracking program for all files! By choosing to use our Complete program for all your release tracking files, the fee is only a flat $90 per file, recordings included. This fee applies even if it’s a MERS release, or if a statutory affidavit is necessary to clear title.

Under our regular Release Tracking Program you pay a release tracking fee of $35 plus the cost of recording the release ($60 for recording non-MERS releases and $159 for recording MERS releases). The Complete program is always more economical.

What are the advantages?

  • Simplify your closing process; there is no longer a need for you to cut separate checks for the tracking fee and recording fee.

Foreclose Track

Here's How The Program Works:

  • In Connecticut, many mortgages are now being paid off while they are being foreclosed. If the payoff is made after the entry of judgment, the normal release requirements do not apply, and Section 49-21 of the Connecticut General Statutes comes into effect. This requires the recordation of certified documents from the Superior Court’s foreclosure file.
  • You provide us with the title and payoff information after the payoff, and we take it from there. We will follow up with the Superior Court Clerk and the Town Clerk to make sure of compliance with the statute so that the mortgage and lis pendens are no longer of any effect!
  • ONTrack’s Foreclose Track is based in Connecticut, so you don’t need to deal with an out-of-state corporation.

The fee for the Foreclose Track service is only $225, and it includes the cost of recording all of the proper documents! Additional costs may apply for properties located in more than one town. In cases where the payoff is made prior to the entry of judgment, use our regular OnTrack Complete program for only $90!

FixTrack

Fix Track

Here's How The Program Works:

  • How many times have you run into mortgages, liens and attachments that arose during the time of a prior owner but were never released?
  • Traditional release tracking programs, including our own OnTrack program, track releases for only those items you have paid off yourself. FixTrack tracks down items you may have had nothing to do with, but need to get resolved.
  • FixTrack is based in Connecticut, so you don’t need to deal with an out-of-state corporation.
  • The fee for the FixTrack service is only $265, regardless of the age of the encumbrance, and includes the cost of recording all of the proper documents! Additional costs may apply for properties located in more than one town. Of course, we won’t be able to get releases for items we discover to be unpaid, but in such cases we will get updated payoff and party information for you and continue to track the release after payment.

Some items may be impossible to release, even after our diligent effort for a number of reasons; for example, parties in interest may no longer be in existence or locatable. In such cases, we will prepare relevant affidavits of fact for your signature and cover the cost of recording them.

Here's How The Program Works:

  • For a one-time fee per discharge*, OnTrack will take on the burdensome task of making sure that the mortgage you paid off gets discharged of record.
  • You provide us with the title and payoff information after the closing, and we take it from there. OnTrack will follow up with the lenders, check the land records where necessary, and do what it takes to clear the title.
  • OnTrack’s one-time fee includes all recording charges, including any additional charges that may apply for missing assignments, corrective discharges, etc.
  • With our OnTrack Discharge Tracking System, we can provide you with the status on any mortgage discharge at any time.

*Fees: Rhode Island - $80; Connecticut - $90; Massachusetts - $140 ($185 with registered land)
